VAT REFUND FOR UAE NATIONALS HOMEBUILDERS

UAE nationals are eligible for a refund of VAT incurred on the construction of a new residence for personal use. For claiming a refund, applicants are required to submit a refund application to the Federal Tax Authority (FTA) along with supporting documents and refund has to be submitted to the FTA within six months after completion of building. Applicant should have the following documents at each stage of the application.

Phase 1

Copy of the applicant’s Emirates ID.

Copy of the applicant’s Family Book.

Copy of the property completion/occupancy certificate.

Copy of the IBAN letter.

Any other documents requested at a later stage.

 

Phase 2

The first architectural plan approved by the municipality (layout.PDF) showing all the buildings built on the land.

The first building permit.

Copy of the construction contract (including addendums).

Copy of the consultancy contract (including addendums).

Copy of quantities table.

Copy of materials table.

All full tax invoices and proofs of payment (e.g. payment receipts or payment stamps)
